Our Methodology

Data Coverage
MyPropFile currently covers Miami-Dade County and Fort Lauderdale at full depth. Both sources are free public ArcGIS endpoints maintained by their respective local governments.
| Area | Permit Source | Coverage Depth |
|---|---|---|
| Unincorporated Miami-Dade | Miami-Dade ArcGIS FeatureServer | Covered — Kendall, Westchester, The Hammocks, Tamiami, South Miami Heights, and others |
| Fort Lauderdale | City of Fort Lauderdale ArcGIS | Covered — city limits |
| Home-rule municipalities | Own permitting systems | Not yet covered — Coral Gables, Miami Beach, City of Miami, Hialeah, Doral, Hollywood, and others |
| Other Broward cities | No free public API available | Not yet covered |
Home-rule municipalities — including Coral Gables, Miami Beach, the City of Miami, Hialeah, Doral, Hollywood, and others — operate their own permitting systems with separate data sources. Expanding coverage to these cities is on our roadmap. If you don't see your address, you can still get a property report covering equity, flood zone, solar potential, and other public records. We only ingest data from free public government sources — no paid data aggregators.
